BIM2FM - BIM in facility management 

BIM2FM stands for the seamless transfer of BIM (Building Information Modeling) data from the construction phase to operation. This creates a digital twin of the building that enables efficient operation throughout the entire life cycle.

Space management & occupancy analysis

By linking the spaces structured in the BIM model (IfcSpaces) with occupancy and people counting data, underutilization and overutilization become visible. Spaces can be consolidated and costs per m² reduced in a targeted manner.
Use Case 3

Fact-based, visualized overview in dashboards

Utilization trends by zone and room type provide the data basis for well-founded decisions on relocations, desk sharing or re-zoning.
Use Case 4

Repairs & fault management („Ticket in case of alarm")

Messages from the building management system automatically generate tickets in the CAFM system - located directly on the affected component in the 3D model, including maintenance instructions, parts lists and history.
Use Case 5

Conversions & tenant fit-outs

The digital twin enables variant studies for layout changes, capacities and media connections. Conflicts are identified at an early stage and construction times are reduced. Space, access and operating costs for tenant fit-outs can be planned in advance and compared with existing data.

The BIM models originating from the construction project must be continuously updated so that they remain usable for facility management. We handle this model maintenance with the following authoring systems: Trimble Nova, Autodesk Revit, Bently Microstation, Graphisoft Archicad.
