How can a flexible building concept that sets both ecological and economic standards be realised?

Challenges
In order to be able to react flexibly to the requirements of the users, the client demanded maximum flexibility and modularity in the room design as well as elaboration of numerous variants. The consistent application of BIM should ensure that a wide range of options for the subsequent efficient use of space can be modelled. 

The consistent application of the BIM method ensures that all installations are optimally coordinated and costs can be saved.

Solutions
As the technical coordinator, we were responsible for the coordination and fusion of all the departmental models of the various specialist planners. With the help of BIM, we ensured that the installations were optimally coordinated with each other and that no collisions - and thus higher construction costs - occurred. For this purpose, we created a special BIM room in our office for virtual inspection of sections of the building. Through numerous optimisations with the help of the model, we were able to reduce the costs by up to 40% compared to the rough cost estimate without sacrificing user comfort. The tenants ON AG and Barry Callebaut AG are enthusiastic about the flexible concept and the possibilities arising from this. For our work in this project, we were awarded the BIM Arc Award.
